Roof Considerations
If you are considering the purchase of a home that has already been lived in, you need to examine closely how old the major systems of the home are and how they are functioning. You need to learn about the age of the furnace, the air conditioning system, and naturally the roof of the house. It is easy to take the roof of a house for granted, but roofing materials do not last forever, and a roof replacement can easily cost $20,000 or more.
The first things to know about the roof are how old it is and what materials it is made from. If the roof is made of asphalt shingles, for example, they can be expected to last about twenty years or so. New lines of asphalt composite shingles have come onto the market in recent years, and these often come with warranties of 30, 40 or even 50 years. These are made from layers of materials that are pressed together to give the shingles strength. Clay tiles are the norm in many parts of the country, and these kinds of roofs can be expected to last a long time, perhaps forty years or more. Wooden shingles are still being used in many parts of the country and they are also quite durable. You can expect a roof of shingle shakes to last 25 years or more. Some areas of the country are shying away from these types of roofing materials in recent years, despite their esthetic appeal, because wooden shingles are flammable. Metal roofs are also becoming more popular and they are very durable as well, but they are quite expensive. If you are looking to purchase a very old house, it might even have the most durable of all roofing materials, which is slate, and slate roofs can last 100 years.
So knowing what the materials are on the roof of the property you are thinking of purchasing and how long you can expect to go before that roof needs to be replaced is very important. If the roof will likely need replacement in the next five to ten years, even though it still looks good now, it may be a point of negotiation since you are looking at a significant financial outlay before long.
